Q: Can you hold a place before I apply?
A: Sorry, but it is ‘first come, first served’. Without an accepted
application and the earnest money paid, we do not hold a property. -
Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: For well-qualified tenants, the first month’s rent will be prorated based
on the move-in date. The security deposit will be funded by the earnest money
paid with the application. We do not collect last month’s rent upfront, unless
offered as part of the application process for special cases. -
Q: Is the security deposit refundable?
A: We want a tenant to earn ALL of the deposit back. If all the terms and
conditions of the lease are met, it is fully refunded. No admin fees,
redecorating fee, cleaning fee kept. We love having a place returned
to us in great condition. -
Q: You have a property I want to rent. How do I apply?
A: Applications are available at the property when you come to see it. They are
also available on our website. Please do not apply without consulting with us –
the property may already have applications pending and not accepting more.
We want to make sure it will be a good fit as far as timing, parking availability,
tenant needs and qualifications. -
Q: How do I pay rent?
A: Rent is due on the first. Tenants have a choice to pay online, have
their bank send a check, or mail a check to our office. -
Q: I want to get a pet. What do I do?
A: Most of our properties are pet friendly. When you apply to rent, there
is a pet application too. Pets must meet certain behavior and age rules,
be neutered/spayed, and the pet owner must be financially able to ‘remedy’
any damage done. If there is an HOA (Homeowners Association) those
rules must be followed also. Acquiring a new pet after you move in
violates the lease.Pet Screening -
Q: I want to move out, but my roommate wants to stay. What do I do?
A: Contact us. Both parties are fully responsible under the terms of the lease. -
Q: My lease expiration is coming and I want to move out. What do I do?
A: At the end of the lease, when a tenant wants to move rather than extending
the lease, a written 30 Day Notice must be signed by all parties to the lease
and received by our office at least 30 Days before the termination date. Move Out
instructions will then be sent to the tenants to ensure a smooth transition. -
Q: Who is responsible for paying for repairs & maintenance requests?
A: We expect tenants to help us maintain a safe, secure and clean property. Tenants
must report all new maintenance problems so that appropriate action can be taken.
If the tenant (including guests and children) caused the problem, then they will
be financially responsible. Otherwise, the property owner would be responsible
for maintenance. Each property can vary as to the tenant’s responsibility for
some regular and normal items such as yard work, changing AC filters, light
bulbs burned out, routine pest control, etc.
